It's Bootcamp Weekend Baby!
Bootcamp is a special time for many reasons. It gives our regular attendees the opportunity to reconnect with colleagues and share new nuggets of land wisdom and stories of their favorite deals… and not so favorite ones.
It also introduces us to new faces in the community and to make new connections that often times grow into lifelong friendships. It is said often, Bootcamp is like a family reunion.
There is also LOTS of fun to be had (see what I did there?) and a ton of seriousness as well, as we take a deep dive into the intensive training! No matter where you are in the business, just beginning or seasoned pro, you will walk away more knowledgeable in land investing.
They say that the clouds dissipate after attending and you can almost see the little light bulbs going off all around the room as things start clicking.
Here are a few reviews from the 2019 San Antonio Bootcamp…
The training and community of land investors associated with The Land Geek are top notch. Mark and his team are the real deal and operate with integrity and dedication. After attending boot camp in San Antonio it is obvious to me that this model really works! -Jacci Van Surksum
I attended Bootcamp in San Antonio. The weekend was filled with amazing information and was extremely well organized. I was shocked by how open and helpful the “Geeks” are and willing to answer questions and have conversations about the process. The thing I did not expect was how open and helpful the attendees were! This is a community who for sure believes in abundance….we ALL can build a business and help each other. -Greg Macchi
I just attended the San Antonio Boot Camp. It was extremely well done, jam packed with great real information about all aspects of this land investing business!! -Roy Adler

This Week on The Art of Passive Income...
Our guest today is Scott Krone—founder of Coda Management Group. Coda teams up with investors to purchase strategically located, undervalued warehouse space and convert it into climate controlled self-storage facilities. They are a top three operator.
Scott began his career in multifamily 25 years ago and when the crash came in ‘08 he began buying into the commercial realm and started seeing that there were some inefficiencies within the self-storage arena that he could take advantage of.
Listen in as Scott gets into the weeds of self-storage and why it makes such a great investment. As Scott describes it, “it’s apartments without toilet's”… a more simplified version that costs about 1/10th of multifamily. There’s a lot less risk making it the safest asset class in real estate with the lowest default rates of all asset classes.
We delve deep into:
  • The costs that go into buying a building
  • Location, Location, Location
  • Mitigating the risks
  • A typical hold period
  • Creating valueThe definition of pace financing and opportunity zone
  • Investor’s ROI
The perfect time to sell is when you don’t have to sell - Scott Krone
Plus, find out the biggest mistake Scott sees people make in the self-storage arena and so much more on today’s Episode of The Art of Passive Income!

“The moral of the story is if you remain consistent, these little gold nuggets show up in this business.”
“I was able to buy 700 properties from one person. That might sound crazy to those listening to the podcast for the first time, but I basically bought a whole subdivision. I was one of the largest property owners in the county overnight.”
“My favorite deals were the ones that I didn’t do.”
And, find out whose sales team talked them into purchasing a property for a considerable amount more (8k) than usual (3k)…with the promise it would sell for 25K.
